Тема: how a frame house is built
A modern frame house is a house of a high quality, with characteristics not inferior to the buildings made of other materials, and on some parameters and is significantly superior to them. A simple design ensures a high degree of reliability of finished home. The apparent advantage of dwellings built on a frame technology is flexible and easy to change an internal and external design. An open plan, the conversion of uninhabited attics in a cozy loft, quickly and easily cut windows and doors, Built-in extra bathrooms or dressing rooms, auxiliary rooms, guest rooms and garages make the house easily mutating and adapting to the changing requirements of tenants.

A similar home is really "grow" along with desires, an income and a number of hosts. If you are a fan of change, the frame house can "quench your creative itch" - for example, the external design of facade can use a cheap version of the first one (OSB or a siding), in a few years without any problems you will be able to remove and install a more expensive facade (from the same artificial stone), or to impose a house with a brick facade. Frame walls, collected by all the rules have the lowest thermal conductivity. Therefore, if the house was not heated in winter, you can warm it up to comfortable conditions just in a few hours. The thickness of walls of frame houses is less than 25-30 centimeters, thus increasing the effective area of the house. They are light, durable and resistant to deformation. Frame walls can withstand an unlimited number of cycles of freezing or thawing. In addition, the frame houses can have more open plan interior. The cost of funds, time and effort for the construction of partition walls are minimal. Before the finish you do not need to wait for shrinkage.
A construction time depends primarily on the amount of work associated with construction of foundations, interior and exterior trim houses, laying and installation of communications equipment. The whole complex of works on contract with the buyer until the final installation site is prepared by 1-4 months.
In the absence of a "wet" process for installation of structures, the building of a frame house can be conducted at any time of year, even in sub-zero temperatures. This provides a true all-season work, the possibility of erecting temporary frame house in winter without losing quality.

A frame house has high thermal insulation properties at a relatively low thickness of walls. This is achieved through the insulation system. Insulation layer provides comfort all year round, and the walls of the house do not yield under their thermal characteristics a masonry thickness, according to State Standard, up to 2 m and it is without any insulation).
Life goes on, people live more and more rapidly, become more mobile, easily moving "in space and time", changing work habits and lifestyles.
A cottage (in the sense of a low-rise private house) is valuable, as a rule, not its walls, but the fact that under it and around it - namely, there is a good land, which will continue to grow in value, while the structure early or too late will finish its life cycle and will be "slated for demolition."
Now, about the economic feasibility. And as we saw above - "no longer is cheaper" And the fact that a few companies offer frame houses often not under the most adequate price - what can you do? There is still not a big competition, but there is a large demand for housing. So, they enjoy the moment because people are still buying, why they must fall in the price? And they have a margin for a such "fall" price - in contrast to the stone houses, which will continue to go up with rising prices for electricity, fuel, cement and metal.

Тема: Re: how a frame house is built
We decided to build a bungalow on a frame technology. For such a structure we could use a pier foundation that does not require much time and effort, and to erect a frame house with a roof without interior finish you can within a few days.
A project. The family of the builder consists of four people, so the house should have at least three bedrooms, a large guest room, a kitchen, a bathroom with a shower, a large terrace for the evening tea and a dinner in the open air. A typical vacation home for the families with average incomes. We treated very seriously a home construction, because it determines not only a matter of convenience to use at home, but a home price, a technology, a construction and the time at which we can build and make an exterior and interior finishing of the house.
Originally, we planned to make two bay windows, in order the house had as it seemed to us an unusual look. But in the process of working on drawings of frame, we came to the conclusion that without bay windows a period of construction and costs can be significantly reduced, and the house will be warmer and more practical. Based on these conditions and our technical capabilities, we designed the home.
The entrance into the house through a terrace – 13 sq.m, in winter it will serve as a cold vestibule, then we pass into the large heated corridor – 5 sq.m, where a coat rack and a shelf for shoes are placed. From this corridor you can reach my parents' bedroom – 11 sq.m, a toilet 6 sq.m and a kitchen – 18 sq.m. The kitchen is divided into two zones. Near the front door there is a working area with a sink desk, a gas stove, a refrigerator and shelves, further there is a dining area with a large table, a couch and a metal stove, from which you can get into the guest room – 21sq.m, and children's bedrooms - 8.6 sq.m and 10.8 sq.m.
A foundation. Since the house was decided to build a light one-story frame house with a size 11 by 9 meters, the foundation of the house was made from pillars, with asbestos-cement pipes filled with a concrete mortar. To produce such a foundation is very quick, moreover, there is no need to wait for months until the cement is fully cured.
With the help of bore we drilled holes 200 mm in the ground to a depth of about one meter. The distance between the posts is 80-90cm.
We set the cement pipes in the drilled holes with an inner diameter of 100 mm., a length of 1.3 m. We sprinkled the sand around pipes, watered it and rammed it, poured into a tube-mix concrete according to the proportions: a bucket of cement, four buckets of sand and five or six buckets of gravel. In the pipes we installed a special plate for fixing lags. Over two days off we established and filled with a concrete solution 125 tubes.
A framework design. In order to the frame house was strong, and the cost of its construction was minimal, the spans in the rooms must not be longer than the construction of timber (logs or planks), taking into account the thickness of walls. Since the length of a standard board is 6 m., a wall thickness is 170mm, a width is 5,4 - 5,6 m. Based on these requirements, we had to make a load-bearing wall in the middle of the house and move it about the center of house, based on its ceiling beams.

Тема: Re: how a frame house is built
A construction of frame. The frame homes can be built by several ways, we have chosen in our view the simplest, most cost-effective and acceptable way for us to build.
First, we make a bottom ledge from the boards 150 x 50 mm. laid on the edge of the finished foundation of home, in our case the pillar. Inside boards of the lower trim are connected to each other at the corners with screws (100-120mm.). The boards are fastened with screws (95 mm.), and then the outside boards.
After the lower trim boards are connected by screws, you should align the upper part of boards by a power planer, check the level, a diagonal and the corners of the bottom frame. Mark the location of the floor lag, make the grooves with a keyhole saw in the internal boards and secure the floor joists to the posts of the basement and the lower ledge.Timbers with a section of 50 x 50 mm, which will be supported on the ends of floor boards you should consolidate around the perimeter to the inside board of the ledge. Pull together, boards with nails of the ledge, using the nails of 200 and 150 mm, staggered at intervals of 50 – 80 cm. During the construction of frame houses, a first thing to do is the floor and then the erection of walls, but as the weather was rainy, we had to change a technology, not to wet the floor boards. In the beginning we had to make walls.
The installation of the OSB we began with the angle secured to the frame corner posts two sheets of OSB we got a base angle from which the sheets were fastened in a circle leaving openings for the windows. With this method of installation of walls we do not need to install the rack holding the frame in the upright position, in the future it will be nothing more than a waste of material, and problems with the installation of insulation in the walls. Only the transverse back legs, in order the walls would not fall until the entire frame of the house with walls and a roof is not be collected, because the partitions make the frame wall stronger. The installation of racks of a bearing wall (or partitions) in the middle of the house is done after the three walls of the frame collected. All the walls are made, left openings for windows and doors.
Since the distance between the bearing walls of the house should be more than five feet to prevent sagging of ceiling. While working with a roof we made a temporary backup of the entire length of interior transverse beams. We made a roof sheathing on the rafters the board 25 x 125 mm at intervals of 8 cm between the boards. We cut the sheathing boards leaving issues over the gables of 30cm. We laid a ruberoid and roofing sheets of onduline. We laid three layers of insulation between the ceiling joists, insulation plates were covered with vellum sheets and closed with OSB on the other side of the house. Once the frame house was covered with a roof and the rain could not stop us to produce the work inside the home. We removed a temporary backup of a large span roof, floor boards were turned face up, they were rallied together and attached to lags with screws into the groove. The floor was warmed by underground, attaching to the joists and floorboards a teplofol 10 mm. We installed an insulation in the openings of walls and closed them with the OSB. Then, we installed the interior partitions and doors.

By marking lines on the floor and ceiling we fastened a metal galvanized "P" - shaped profile (a channel), a width of 10 cm and a height of shelve 5 cm . We inserted inside the profile timber walls with a section 10 x 5 cm. with the distance between the uprights 57cm., on both sides of the uprights we fastened sheets of OSB and between the posts we installed insulation boards in two layers. On the outside of the bottom frame ledge we attached a bar 5 x 5 cm. To this bar were fastened plastic plinth imitation stone panels covering the basement pipes. We made a sand bag around the house and laid on it a concrete reinforced wire mesh. We painted the walls of the house with a facade paint in two coats of an "ivory" color. The joints of panels OSB were closed by wooden plates made from boards with a section 25 x 150 mm. painted with an "Aquatex" paint "mahogany". A list of materials for the construction of a one-story frame house measuring 9 x 11 m.
• asbestos-cement pipes 100 mm x 4 m. (125 posts) – 42 pieces. 300 rub/piece. = 12.600 rub.
• The cement for the foundation 4 sacks and 10 sacks for the blind area around the house, 14 sacks cost 200 rub./piece = 2.800 rub.
• Eaves 50 mm x 150 mm x 6 m – 9 m3 (a frame)
25 mm x 120 mm x 6 m – 3 m3 (a roof sheathing)
25 mm x 150 mm x 6m – 1 m3 (flat strips)
- 13 m3 for 5.000 rub. = 65.000 rub.
• Flooring = 100 m2 for 500 rub./m2 = 50.000 rub.
• OSB sheets 1.25 m x 2, 5m. 152 pieces for 490 rub. = 74.480 rub.
• Insulation boards 5 x 60 x 100 cm size = 700 m 2 = 60.000 rub.
• An andulin, 81 sheets x 380 rub = 30.780 + 3.000 (a horse) = 33.780 rub.
• A ruberoid, 12 rolls for 15 m. 12 x 350 = 4.200 rub.
• A parchment, 10 rolls, 10 x 100 rub. = 1.000 rub.
• a mounting profile 100 x 50 mm. (galvanized), 50m. = 2.500 rub.
• Nails, screws - 3.000 rub.
Total 309.360 rub.
Prices are valuable on May-June 2009.
At the list of building materials, we did not include finishing materials, windows, doors and paint, because tastes, desires and capabilities are different.
So, during the holidays and weekends we have been able to help our friend building a house.
I guess again, but please, excuse me by the technology of construction, with all these "tricky nothes", as I was told by a cunning builder, we are not professional builders (4 people, two of them prior to construction did not hold a circular saw in their hands) were able to build a frame house 9 x 11m. under the roof in 5 working days. The house was built as a summer cottage for a visit during the holidays and a winter, if there is an opportunity to get into this wilderness. The house was built this year in summer, how would be a foundation at this point I do not know, but seven years ago, I built a house for my family on such technology, with the same foundation as long as everything is fine. But who knows.

In autumn we brought the gas to the house. Since the gas service make a wiring across the house (a range and a boiler) we will install a boiler and a battery, there is no special trick, it's a simple layout embroidered by a nylon (a plastic tube) and the battery at a reasonable price, in the system must be a pump and shut-off valves on batteries in all the rooms to turn off or limit the flow of heart in the rooms which are not in use. I hope that in the end of summer I will talk about it in this theme. The water supply through the pump station from a well. The electric wiring is standard, there is usually as everywhere else. :D
